Property Surveyingin Surrey & The South East

Clear, friendly property surveys from experienced local surveyors
Buying a home is one of the biggest decisions you’ll make. A survey should give you clarity and confidence — not confusion.
At Brian Gale Surveyors, we provide RICS Level 2 Home Surveys, ISVA Level 2 Surveys and Full Building Surveys (Level 3) across Surrey. Our reports are detailed, easy to understand and supported by a full annotated photographic schedule, so you can clearly see what we see.
We explain the condition of the property in plain English, highlight any concerns and set out practical next steps — without unnecessary jargon or alarm.
RICS Level 2 Home Survey
A clear and trusted choice for most modern homes
The RICS Level 2 Home Survey (previously known as a HomeBuyer Report) provides a detailed overview of a property’s condition in a straightforward, easy-to-follow format.
It is suitable for most conventional houses, flats and bungalows built in standard materials and in reasonable condition.
What’s included:
- Traffic light condition ratings so you can quickly see what needs attention
- Checks for damp, leaks and signs of movement
- Inspection of roofs, walls, floors, windows and visible services
- Important legal considerations for your solicitor
- Clear repair and maintenance advice
- Market valuation and reinstatement cost (the rebuild figure for insurance)
- A full annotated photographic schedule
Best suited for:
- Modern or well-maintained properties
- Standard houses, flats and bungalows
- Buyers who want clarity and reassurance without the depth of a Level 3 survey

Full Building Survey (RICS Level 3)
Our most detailed and comprehensive survey
If you are buying an older, altered or more complex property, a Full Building Survey provides a much deeper level of inspection and advice.
This survey looks closely at the structure, construction and condition of the building. We explain any defects clearly, outline the likely causes and advise on future maintenance.
It is designed to give you a fuller understanding — particularly where there may be hidden risks or where renovation is planned.
What’s included:
- An extensive inspection of all accessible areas
- Detailed explanations of defects and potential risks
- Guidance on structural concerns and long-term maintenance
- Recommendations for further specialist investigations where appropriate
- A full annotated photographic schedule with clear descriptions
Best suited for:
- Older, period or listed properties
- Homes with visible cracks, damp or other concerns
- Properties that have been extended or significantly altered
- Buyers planning refurbishment or structural changes

ISVA Level 2 Survey
An alternative Level 2 survey option
We are also pleased to offer the ISVA Level 2 Survey, which follows the standards of the Independent Surveyors & Valuers Association.
This provides a thorough visual inspection and clear reporting, similar in scope to the RICS Level 2, but under ISVA guidance.
What’s included:
- Comprehensive visual inspection of accessible areas
- Identification of defects and issues needing attention
- Practical advice on maintenance and future considerations
- A full annotated photographic schedule
Best suited for:
- Buyers who prefer an ISVA standard report
- Modern or standard construction homes
- Anyone wanting an independent, clearly written survey

Every Survey Includes a Full Annotated Photographic Schedule
We believe a survey should be as visual as it is written.
That is why every Level 2 and Level 3 survey includes:
High-quality photographs of key areas and any defects
Clear annotations explaining exactly what each image shows
Visual guidance to support the written advice
A useful reference for discussions with builders or during price negotiations
This approach helps remove uncertainty. You can see the issues for yourself and understand what they mean for you.
