PROBATE VALUATION REPORTS – HMRC COMPLIANT
You will receive a full and comprehensive red book valuation that complies with the specifications required by Her Majesty’s Revenue and Customs (HMRC). The valuation report will be produced on headed paper in either letter or report format. In addition to providing an open market valuation, it will also describe the property, its size, accommodation, land and condition.

Included in our professional services fee is a site visit and property inspection, as well as the full valuation. If necessary, we will also include a brief discussion with the District Valuer. Sometimes, a valuation can be formally challenged by HMRC. In this case, and if significant additional time input is required on our part to negotiate with the District Valuer, an additional fee would be charged. The value of a property can vary greatly depending on its condition. If the building is clearly in poor condition, this will be reflected in the valuation to make sure the correct property valuation for probate purposes is given. All valuation of properties for probate purposes will be in accordance with the RICS Red Book Requirements, which is the accepted industry norm.
